Shingles
Q: How can a homeowner recognize when a roof system has problems?
A: Unfortunately, problems with roofs are often discovered after leaking or other damage has already occurred. Periodic inspections can uncover cracked, curling, or missing shingles; loose seams and deteriorated flashings; excessive surface granules accumulating in the gutters or downspouts; and other visible signs of roof system problems. Indoors, look for cracked paint, discoloured plasterboard and peeling wallpaper as signs of damaged roof areas.
Q: What is an ice dam
A: An ice dam formation is the result of regular freezing and thawing of snow because of escaping heat from the house, or from gutters being backed up with frozen slush. When ice dams occur, water is driven under the roof which can cause damage to ceilings, walls, insulation, and gutters.
Q: How much does a new roof cost?
A: Every roof is different, so there is no general formula. When estimating the cost of a new roof we take into account:
- Old roof removal: are there one or more layers of shingles to be removed?
- Style: how many faces, valleys or gables are present?
- Slope: a 12/12 roof that sits at a 45 degree angle requires more equipment, more time and is more complex than a 4/12 slope (four feet of vertical rise for very 12 horizontal feet)
- Obstacles: how many vents, chimneys, skylights or other obstacles have to be worked around and sealed?
- Access: is the home easy to access, do the materials have to be carried a long way or can they be dumped directly into a dump trailer?
- Materials: what type of shingles does the customer prefer, is premium ice and water membrane required?
Q: Will discarded nails be a safety concern?
A: We install tarps all around the perimeter of your home before we start tearing off your old roofing. We remove all the roofing debris, clean out the gutters, and do a thorough cleaning of the grounds and surrounding landscaping. We also use a magnetic broom to pick up any nails that may have fallen to the ground.
Q. What Brand of Shingles do you work with?
A. We recommend using IKO Cambridge® or Dynasty® shingles or GAF TimberlineTM shingles
Q. What is the difference between IKO Cambridge® and Dynasty® shingles?
A. Dynasty® shingles have a better wind resistance rating and come in a wider variety of colours.
Q. What is the warranty on shingle roofs?
A. IKO Dynasty® and Cambridge® shingles, for example, carry a 40-year warranty. An initial "Iron Clad" 15-year warranty covers labour and material for any damaged areas, and is followed by a 25-year pro-rated period during which a portion of the shingle cost will be covered. A 10-year warranty for any deficiency in labour is provided by Quinn Exteriors Ltd..
Steel
Q. Will Quinn Exteriors Install Steel over old shingles or strapping?
A. For residential dwellings, we recommend against installing steel over existing shingles. Our method involves removing all existing roofing materials, installing a complete premium high temperature ice and water coverage across the roof surface, then installing the steel.
Essentially, with our method the steel is protecting the ice and water, which is the final defence against water infiltration. The ice and water seals itself around the threads of every screw holding the steel. Steel allows for a lot of condensation and frost to form that doesn't occur with a shingle roof, and so if steel is installed onto horizontal strapping over existing shingles, this will lead to a gradual deterioration of the strapping over time, as well as eventual water infiltration as the water and ice work at the holes around the nails or screws holding the strapping.
Q. What kind of steel do you use most often?
A. We use Ameri-CanaTM steel sheets from Ideal Roofing Company Ltd.
Q. What Gauge is Ameri-CanaTM Steel
A. We use standard 29 Gauge Ameri-CanaTM Steel (.016” thick)
Q. Does Quinn Exteriors install steel shingles?
A. Yes, we install both Ideal Wakefield Bridge® and Buchner shingles. They are a similar size to regular shingles, but they hook together from the left and bottom like siding, with all the screws hidden.
Q. Do you offer hidden fastener or standing seam options?
A. Yes, the Wakefield Bridge metal shingle, and the Ideal Junior H/F standing seam are both hidden fastener options.
Q. What is the cost of steel compared to shingles?
A. Compared to architectural shingles, Americana steel panels are roughly twice the cost, and steel shingles are approximately four times the cost.
Q. What is the warranty on steel roofs?
A. Ideal Americana Steel Panels carry a 40-year limited warranty against cracking, blistering, or peeling. A 15-year warranty for any deficiency in labour is provided by Quinn Exteriors Ltd..
Siding
Q. What types of siding material does Quinn Exteriors use?
A. We use Kaycan and Mitten® vinyl, aluminum, steel, fiber cement (Hardie Board®) and engineered wood siding (LP® SmartSide®).
Q. What is engineered wood?
A. Engineered wood is a whole class of building products and materials. They’re made by binding pieces of real wood, scrap wood, shredded wood fibers and/or sawdust with adhesives to create products that look and act like wood but are designed to be stronger and more durable.
As the name implies, engineered wood products are carefully tested for strength, durability and resistance to moisture. Some products are made with waterproof adhesives specifically for outdoor use.
An engineered wood product you would be familiar with is plywood. It is made up of layers of veneer that are glued together with heat and pressure to form panels. These layers alternate the direction of the grain of each layer. The result is one of the most useful building products available. Thin, wide, flat plywood panels are ideal for adding strength, stiffness and stability to floor, wall and roof framing
Q. Can Quinn Exteriors install insulation while siding my home?
A. Yes. We can install insulation in a variety of sizes depending on your home and the R-value you desire.
Soffit/Fascia
Q. What is the difference between soffit and fascia?
A. Soffit is an underappreciated product that handles two roles in the structure of the house. Visually, it covers the roof rafters (from underneath) and maintains a clean and decorative appearance. Functionally, it protects the rafters from the weather and helps the building to breathe. Soffit provides essential ventilation and air movement through the roof structure, eliminating moisture that can cause rotting and decay. Cool, dry air is drawn into the soffit vent, and hot moist air is forced out of roof exhaust vents.
Fascia is the attractive board along the side of the overhang and the roof that helps your roof appear finished (often covered with aluminum flashing). The fascia is fixed directly to the lower ends of the roof trusses and also carries the guttering.
Eavestrough
Q: What size of eavestrough do you use?
A: Five inch K-style aluminum eavestrough is what we most commonly use, although we can source other sizes and materials at customer request.
Q: Where do you source your eavestrough?
A: Quinn Exteriors owns a 5-inch eavestrough machine so we can produce custom lengths on site.
Q: How often should eavestroughs be cleaned?
A: Eavestroughs should be cleaned at least once in the summer and twice in the fall to remove shingles granules, pine needles, leaves and other debris that can block the gutters and downspouts and prevent proper water drainage.
